Boundary Surveys

Field crews will perform an on-site inspection to locate evidence of boundary lines while deed research is performed in the office. The deed research will be compared to the evidence to determine the location of the boundary lines. The field crew will then set ¾” diameter iron rebar at all necessary corners and blaze and paint the lines in between. Blazing and painting consists of scarring the outer bark of trees that run along the boundary line, and then painting the scars. This ensures that the boundary line can be found for years to come.

Boundary Line Maintenance

On boundary surveys that Sackett & Brake Survey, Inc. has performed in the past, we recommend that clients maintain the boundary lines periodically to ensure that the lines remain visible. A field crew will revisit the site and repaint the blazes on the trees that were marked at the time of the original survey.

Flood Harzard – LOMA’s, Elevation Certificates

For those who live in a Federal Emergency Management Agency flood zone, or plan to purchase or refinance a home or camp in a flood zone, Sackett & Brake Survey, Inc. can provide Elevation Studies and Elevation Certificates for insurance purposes. If we can determine that the building lies at an elevation that is above the base flood elevation for the given body of water, we can assist in Filing a Letter of Map Amendment (LOMA) through FEMA to have the building or a portion of the property removed from the flood zone.

Topography Surveys

Sackett & Brake Survey, Inc. can provide topographic surveys for a variety of purposes. New construction design, road design and erosion control to name a few. We can provide contour data to be used for design purposes to whatever interval is required by the client.

Mortgage Inspections

Often during the loan process or refinancing of a parcel of land, the lending bank may require a Mortgage Loan Inspection. This is a quick survey showing only the boundary lines as described in the most current deeds to show that all improvements on the lot lie within the currently described boundaries. We do not perform any historical research for a Mortgage Loan Inspection, so the boundary lines as shown on the plan will be shown as lines determined using the best available evidence that may align with the current deed. A Mortgage Loan Inspection is not a true representation of the location of the boundary lines and is not to be used for construction purposes.

ALTA/NSPS surveys

ALTA/NSPS surveys can be provided to any client who needs to go through a title commitment process. During an ALTA/NSPS Survey, we will determine the location of the boundary lines and any easements or other items that are listed in the exceptions of a Title Commitment document. These surveys are generally used for larger projects on a more commercial scale.
